HSHS is a not-for-profit corporation organized to collect and preserve the History of Hobe Sound for present and future generations.

 

The Historic Hobe Sound Train Station (Train Station) is being re-located to County owned property south of SE Dixie Hwy. and north of SE Athena St., within the Hobe Sound CRA.  Staff has been working with surveyors, engineers, and utility companies to prepare for the transition.  The transition coordination timeframe has been delayed due to hurricane activities. 

 

In June 2024, the Board approved the initiation of an Amendment to the Future Land Use Map. Then on July 7th, staff held two public hearing to consider adoption of the Comprehensive Plan Amendment and adoption of an Ordinance amending Division 5, Community Redevelopment Code, to assign the CRA Center Subdistrict for abandoned right-of-way. 

 

The Option to Lease between Martin County and the HSHS provides a space for historical and community purposes and has a termination date of December 31, 2029. On or before December 31, 2025, the HSHS shall submit for review design development and development schedule to which renovations will be completed one (1) year from the date of Lease execution, along with providing cost estimates for constructions.  By December 31, 2028, the HSHS shall submit certification of assets of no less than the full amount of development costs.  The Lease must be exercised by January 1, 2030, and the Lease will provide a term of 25-years, with 2 ten-year renewal periods and annual consideration of $10.00.

 

The County is authorized pursuant to Section 125.38, Florida Statutes, to lease real property owned by the County to not-for-profit organizations established for the purposes of promoting community interest and welfare. The property is currently not needed for County purposes and will provide a public facility for the restoration and maintenance of historical Hobe Sound memorabilia.

RECOMMENDED ACTION:

 

RECOMMENDATION

Move that the Board:

1.                     Approve the Option to Lease, between Martin County and the Hobe Sound Historical Society, Inc., a Florida not for profit corporation;

2.                     Adopt a Resolution approving the Public Purpose Lease Agreement upon satisfaction of all requirements in the Option to Lease and with final approval by the County Attorney’s office; and

3.                     Authorize the Chairman to execute any documents necessary to complete this transaction.
