BACKGROUND/RELATED STRATEGIC GOAL:

In November of 2022, the Board of County Commissioners approved staff to construct a County owned Wellness Clinic on one of two County owned properties on SE Ruhnke Street. Site Option 1 is the property located next to the Building Department and Site Option 2 is the undeveloped property located directly south of the Fire Rescue Fleet Maintenance Facility.

Saltz Michelson, Inc. was selected as the architect for this project and staff have been working with them on the design and preferred location of the property.

The County recently received the report and findings on which property is most suitable. The report recommends selecting Site Option 2 for the construction of the Wellness Clinic building. Site Option 2 offers advantages such as shorter pipe runs, which will result in reduced material and installation costs, as well as shorter open cut length, fewer unknown pipe crossings, and lower maintenance costs. Furthermore, the existing detention area located on Site Option 2 has more excess storage that can be utilized for the construction of the Wellness Clinic building, which will prevent issues in both drainage design and drainage function. Finally, according to WGI’s environmental analysis of the two sites, no wetlands were identified on Site Option 2, only surface waters were identified.
