As a condition of approval of the Minor Final Site Plan for the American Humane project, American Humane has provided a Warranty Deed for 15 feet of ROW along SW Quail Hollow Street and a corner clip on SW Quail Hollow Street and SW Citrus Boulevard, for a total of 14,206 square feet of ROW in Palm City. The signed Warranty Deed will be attached to this item via supplemental memo.
The Applicant has provided the required due diligence materials, and the Real Property Division has confirmed ownership of the property to be conveyed. There are no mortgages encumbering the premises.
Sections 139.31 and 139.32, General Ordinances, Martin County Code, require that any conveyance of an interest in land to Martin County for any public purpose shall be accepted and approved by resolution of the Board of County Commissioners of Martin County. Section 336.08, Florida Statutes, states the Board may designate the property as a public County Road by adoption of a Resolution.
The recordation of the Special Warranty Deed is specifically contingent upon the Growth Management Director’s final approval of the minor final site plan.

Move that the Board adopt a Resolution approving and accepting a Warranty Deed from The American Humane Association, Inc., a District of Columbia not-for-profit corporation, dedicating a total of 14,206 square feet of ROW along SW Quail Hollow Street and SW Citrus Boulevard in Palm City and authorize the Chair or designee to execute all documents necessary to complete this project.
