As a condition of approval of the Master and Final Site Plan for The Paddock, Finland has provided a Warranty Deed for 10 feet of ROW along SW 30th Avenue, a corner clip on SW 30th Avenue and Martin Highway and 32 feet of ROW on SW Martin Highway in Palm City.
The Applicant has provided the required due diligence materials, and the Real Property Division has confirmed ownership of the property to be conveyed. There are no mortgages encumbering the premises, except for those certain Mortgages listed on the Deed as released by Mortgagee.
Sec. 139.31 and 139.32, General Ordinances, Martin County Code, require that any conveyance of an interest in land to Martin County for any public purpose shall be accepted and approved by resolution of the Board of County Commissioners of Martin County.
Sec. 336.08, Fla. Stat. states the Board may designate the property as a public County Road by adoption of a Resolution

Move that the Board adopt a Resolution approving and accepting a Warranty Deed from Finland Capital LLC, a Delaware limited liability company, dedicating ROW along SW 30th Avenue and SW Martin Highway in Palm City and authorize the Chair to execute all documents necessary to complete this transaction.
