BACKGROUND/RELATED STRATEGIC GOAL:
Tyson Waters, Esq., on behalf of I-Town Rail & Commerce, LLC, has requested the release of two Unities of Title encumbering the property located at 19100 SW Warfield Boulevard within the municipal boundaries of the Village of Indiantown.
In 1998, a Unity of Title was entered into by the Caulkins Indiantown Citrus Company for the construction of a bulk storage tank facility, which was recorded in Official Records Book 1403, Page 1691, Public Records, Martin County, Florida. The 1998 Unity of Title affected property located in Sections 26, 27, 34 and 35, Township 39 South, Range 38 East, Martin County, Florida.
In 2005, a second Unity of Title was entered into by Louis Dreyfus Citrus, Inc., in conjunction with a development order regarding revised final site plan approval, which was recorded in Official Records Book 1992, Page 1602, Public Records, Martin County, Florida. The 2005 Unity of Title affected property located in Sections 26, 27, 34 and 35, Township 39 South, Range 38 East, Martin County, Florida.
At the time the 1998 and 2005 Unities of Title were recorded, the subject property was located within unincorporated Martin County and subject to the jurisdiction and regulations of Martin County.
As the subject property is now within the Village of Indiantown and is subject to the jurisdiction thereof, the owner is requesting that the Unities of Title be released by the Martin County Board of County Commissioners to avoid any title objections or similar issues.
