BACKGROUND/RELATED STRATEGIC GOAL:

The Hunter Lake subdivision was approved on January 7, 2019, through a minor final site plan review. The subdivision includes 20 single family lots on individual lots ranging from 7,500 square feet to 8,197 square feet, all accessed on a single internal roadway. The full parcel of the subdivision is approximately 9.40-acres. Access to the internal roadway is from one connection from SE Salerno Road.

The plat for Hunter Lake was approved on July 11, 2023. As a result of the review of the plat application, minor technical adjustments were required to the previously approved final site plan for the Hunter Lake Residential Project for consistency with the plat in accordance with Section 10.5.F.6(e), Land Development Regulations, Martin County, Fla. The minor technical adjustments to the final site plan were approved on June 16, 2023.

Concurrent with the plat, a Contract for Construction of Required Improvements and Infrastructure was also approved in the amount of $681,829.00, based on the approved Engineers of Probable Cost (EOPC) that was submitted with the revised final site plan.

After the plat was approved, the developer, having constructed much of the required infrastructure associated with the development, requested the County inspect the infrastructure and improvements as part of a final inspection, and subsequently requested to remove the requirement for the Contract and associated surety.

Upon inspection, the County determined that all infrastructure and improvements were in place except for the required landscape buffer. A revised EOPC was submitted to the County with the amount for the landscape buffer that has not yet been installed. The EOPC was accepted and signed by the County Engineer. The revised proposed contract reflects the cost for the required improvement of the landscape buffer.
