EXECUTIVE SUMMARY:executive summary
This is a request by Floridays Mobile Park, LLC to amend Article 12, Community Redevelopment Code, Land Development Regulations (LDR), Martin County Code. The applicant is also requesting to modify the recreational vehicle (RV) park standards in Article 3, LDR, Martin County Code, as they specifically relate to the Hobe Sound Community Redevelopment Area (CRA).

BACKGROUND/RELATED STRATEGIC GOAL:
The applicant proposes to amend Section 12.1.01, Table 12-1.02, and Section 12.5.04 to modify RV park standards applicable in the Hobe Sound CRA. Table 12-1.02 in Section 12.1.01, Division 1, Article 12, LDR, Martin County Code, identifies which standards of Article 3 are modified, replaced, or do not apply in the Redevelopment Zoning Districts. Table 12-1.02 stipulates that the standards of Section 3.91, Recreational Vehicle Park, Division 3, Article 3, apply as written in the Redevelopment Zoning Districts.

The applicant's proposed amendments to Article 12 are described in Attachment II of the attached staff report and are generally described as follows:

1. A reduction in the minimum required RV site size from 2,000 square feet to 1,500 square feet.
2. An increase in allowable density from ten (10) RV sites per acre to fifteen (15) RV sites per acre.
3. To update the rental duration criteria to allow an exception for units occupied by managers or caretakers.
4. Changes the wastewater pump-out station requirement.
5. Changes the accessory dwelling unit criteria.
6. Removes the prohibition on park trailers as a permitted use.
