BACKGROUND/RELATED STRATEGIC GOAL:

Lucido & Associates, on behalf of the current subject property owner, Hinck Landlord (DE) Limited Partnership, has requested to amend the Unity of Title affecting the subject property located at 4730 SE Boatyard Drive in Stuart. The current owner desires to amend the existing Unity of Title to allow the conveyance of a portion of the property to a governmental entity. Specifically, the conveyance is a right-of-way dedication to Martin County that is required as part of the Revised Minor Master/Final Site Plan development application (T084-013).

The existing Unity of Title was recorded in 2003 by the subject property owner at that time, The Talaria Company, LLC, as part of the development of a boat yard facility. The Unity of Title encumbers the following property:

* Lot 47 of the Subdivision of Lots 13 and 14 of the Hanson Grant, according to the plat thereof, recorded in Plat Book 1, Page 89, of the Public Records of Palm Beach (now Martin) County, Florida
* Lots 1, 2, 3, 10, 11, 12, 13, 14, and portions of Tract 1 of J.O. Jackson's Allotment, according to the plat thereof, recorded in Plat Book 5, Page 56, of the Public Records of Palm Beach (now Martin) County, Florida; and supplemental plat of J.O.
