EXECUTIVE SUMMARY:

This is a request by Engineering Design & Construction, Inc. for approval of a Revised Major Final Site Plan for the purpose of relocating an existing asphalt plant on an industrial site and to reconfigure parking spaces. The request includes parcels 10 and a portion of 11 of the Seven J's Subdivision plat and is approximately 12.95 acres. The site is approximately 1.5 miles northeast of SW Martin Highway and SW 84th Avenue at 8530, 8674 SW Jayme Way and 8641 SW Joseph Way in Palm City. Included in this application is a request for a Certificate of Public Facilities Reservation.

BACKGROUND/RELATED STRATEGIC GOAL:

The existing asphalt plant received final site plan approval on Parcel 11 of the Seven J's Subdivision on January 12 of 2015, and Parcel 10 received final site plan approval for an equipment laydown yard on September 19 of 2017.

This proposal includes unifying parcels 10 and a portion of 11, moving the asphalt plant westward on parcel 11, reconfiguring the parking on parcel 11, landscaping, an access road on parcel 10 and other required improvements to infrastructure.

This application meets the threshold criteria for a major development due to the proposed height of the asphalt plant silo exceeding the maximum allowable height of 60 feet by 2'3".

Review of this application by the LPA was not required.
