BACKGROUND/RELATED STRATEGIC GOAL:

The Sand Dune Caf? building replacement project was approved by the Board of County Commissioners via the FY24 Capital Improvement Plan. The project is currently in design for building replacement with a 3,000 square-foot commercial kitchen and dining building, access improvements, and associated site work.

This multi-phased construction project adjacent to, in and around an occupied beach front park is perfectly suited for the CMAR process. The construction manager will provide plan and phasing review comments during the design phase of the project instead of providing change orders that typically develop during multi-phased projects using the Design-Bid-Build process. The construction manager will also provide a project schedule and detailed cost estimates earlier in the process, during the design versus waiting until the project is bid as with the Design-Bid-Build process. The project schedule and cost estimates will help with the design and phasing of the project and allow us to procure long lead items in advance to reduce construction delays. The early plan review, logistics and coordination of this work by a construction manager using the CMAR process will be critical to the success of the project.
