EXECUTIVE SUMMARY:

This is a request by Lucido & Associates on behalf of Atlantic Fields Club, LLC for final site plan approval for Phase 4, Tract R10 within the Discovery PUD. The final site plan includes the construction of the Adventure Park amenities and related infrastructure. Phase 4 is approximately 18.88-acres located east of SE Thoroughbred Drive approximately 1.7 miles north of SE Bridge Road in Hobe Sound. Included is a request for a Certificate of Public Facilities Reservation.

BACKGROUND/RELATED STRATEGIC GOAL:

The Discovery PUD including Master and Phasing Plan was approved September 13, 2022. The Discovery PUD is a platted residential development consisting of a maximum of 317 residential units, recreational facilities that include a golf course and other amenities on approximately 1,530.9 acres in Hobe Sound.

This proposed final site plan includes the construction of the Kid's Club and Adventure Park, which consists of private amenities for the residents and their guests including a water park, baseball field, boat dock, and other indoor and outdoor amenities.

Pursuant to Section 10.5.F.9., Land Development Regulations review of this application by the Local Planning Agency (LPA) is not required.
